Alveo ups residential footprint in Nuvali

Alveo Land is expanding its residential offering in the eco-friendly community of Nuvali in Santa Rosa, Laguna province. With four highly successful residential projects in the area to its name, Alveo is launching its fifth residential community, situated in one of Nuvali’s last parcels of land for residential development. With this project, the company has now invested more than P7.4 billion in the area.

The new project, called Mondia, is a 40-hectare residential subdivision in Nuvali South that will be built just across Miriam College. The project features 642 residential lots, with pocket parks within the 250-meter radius of every lot. The layout corresponds to Nuvali’s emphasis on environmental, economic and social sustainability. A 1.7-hectare central park promising wide open spaces for community gatherings will also be built in the subdivision.

“Similar to our other Nuvali developments, Mondia will be built according to the standards of efficient energy and resource consumption,” said Paulo Ong, project development division manager of Alveo Land.

Bio-swales that help filter rainwater; a recycled water irrigation system; permeable paving; tree-shaded walkways and pedestrian lanes; landscaping using endemic species; natural ventilation and lighting; parks; and green open spaces are the norm in Alveo developments across Nuvali.

Nuvali has boomed with a great number of business, retail, educational and recreational developments. Among these are the Lakeside Evozone, One and Two Evotech offices, Evoliving Center, Seda Hotel, Monochrome Events Place and Ayala Malls Solenad.

Solenad 3, which has seven interconnected buildings and an outdoor activity park, will expand retail and recreational options. This project will be launched later this year and will not only feature 408 stores, but also Nuvali’s first movie theaters.

S&R Membership Shopping will also launch a Nuvali center within the year, while a 100-bed Qualimed Hospital will be launched by next year.

Alveo’s previous residential projects include the 60-hectare Treveia, one of the first when Nuvali opened in 2007. This was followed by the 74-hectare Venare in 2010, 29-hectare Mirala in 2012 and 45-hectare Lumira just last year. The lots in the first three are nearly all sold out, while 79 percent of Lumira’s have been sold.

With communities of Treveia, Venare, Mirala and Lumira, Nuvali now represents 62 percent of Alveo’s total 12 horizontal residential projects in Luzon at 400 hectares.

“Among the planned amenities are shaded walkways, a basketball court, jogging and biking trails with distance markers, swimming pools, a pet park, multipurpose fields and undulating lawn areas,” Ong said.

Mondia’s clubhouse, by renowned architect Ed Calma, will have a function room, as well as board and meeting rooms, all rendered in a flowing and contemporary design.

“Lots in Mondia will go for an average of P18,500 per square meter. Prices will range from P4.8 million to P11.8 million. Mondia is one of the last remaining parcels of land for development in Nuvali, which makes this an opportunity that future homeowners and investors would not want to miss,” Ong said.
